As Manhattan contract data shows, the week of April 15-21, 2024 was an especially good one for West Chelsea condos, highlighted by a total of $44,975,000 in contracts at skyline standout One High Line. And yet, for all the excitement surrounding newly hip Downtown neighborhoods, the elegance of prewar Rosario Candela designs has not been forgotten, as one such building was home to the week's top contract by an extremely comfortable margin, which was also one of the highest-priced of 2024 to date.
The week's top contract by far was for the ninth floor of 2 East 67th Street, which was asking $44,500,000. One of only 15 units in the building, it combines classic elegance with state-of-the-art appliances and lighting. Not only was this the highest-priced contract of the week, but Olshan Realty's market report notes that it was the most expensive co-op to sell in Manhattan in 22 months.
Neither the buyer nor seller has been identified, but public records indicate that the seller bought the apartment for $26 million in 2007. Past residents have included cosmetics executive Leonard Lauder, Loews Corporation executive Jonathan Tisch, and former New York Observer publisher Arthur Carter.

The top Downtown contract and second-highest overall was Penthouse West #34B at One High Line, which was asking $25,600,000. This contract is the latest in a string of penthouse triumphs for the two-building development -- a $52 million contract was signed in June 2023; another asking $30 million in a contract signed last spring -- but neither sale has been recorded yet.
A few stories down in the same tower, West #31A was not far behind with an asking price of $19,375,000, the fourth-highest of the week. Both buyers of four-bedroom, four and a half-bath units will enjoy expansive floor plates, interiors by Gabbellini Shephard, and panoramic views of the Hudson River and the Manhattan skyline. The residential amenities recently opened; work is underway on the public plaza in front of the East Tower; and when the Faena Hotel in the East Tower opens in early 2025, residents will enjoy access to its amenities, services, and restaurants.

A few blocks north of One High Line, Residence #15B at the Foster & Partners-designer 551W21 entered contract with an asking price of $10,750,000. The price represents a 14% reduction from when it was listed in January 2024, but was nevertheless good enough for the sixth-highest asking price of the week. The apartment is reached via direct elevator entry, and this 3,860-square-foot home features three bedrooms, three and a half baths, a dedicated media room off the open kitchen, and unobstructed views of the Hudson River and the Empire State Building. Public records indicate that the unidentified buyer will only be the the second owner; it was purchased from the sponsor for $12,829,363 in October 2016
Also of note in West Chelsea, 353 West 20th Street was asking $5,980,000 in Manhattan's top townhouse contract and just short of the top ten contracts of the week. Actor/writer Ethan Hawke bought the townhouse for $3 million in 2005 and sold it for $5,867,000, or nearly twice as much, in 2013. The townhouse's most recent buyer has not been identified, but the New York Post notes that the contract came after less than a month on the market and after receiving multiple all-cash bids.
Coming in between the One High Line units for the week's third-highest contract was the duplex penthouse at The Whitman Mansion, which was asking $24,990,000. One of only four units in its NoMad loft building, features include private keyed elevator access, state-of-the-art smart home infrastructure, a custom chef's kitchen, a luxurious primary suite, and a total of four private terraces.
Jennifer Lopez bought the penthouse for $20.1 million in October 2014 and initially listed it for $26.95 million in 2017 (h/t New York Post); it has been on and off the market ever since.
