Between restoration to a full business week and a large number of high-priced contracts signed during this time, the New York real estate market experience a week-over-week bump from October 21-27, 2024. It was a particularly good time for new development penthouses, which accounted for four of Manhattan's ten highest-priced contracts.

On the Upper West Side, a total of $54,150,000 across three deals was signed at The Henry. Penthouse A was asking $26,950,000 in the second-highest deal of the week, and was closely trailed by Penthouse D, which was asking $21,500,000. Not only are these penthouse contracts the highest of the week, but they are the most expensive on the Upper West Side in 2024. The signings come about a month after sales launched and shortly after construction on the building topped out.
Both penthouses are full-floor units. Penthouse A has six bedrooms, six and a half baths, and a 754-square-foot private terrace accessible from the living room, library, and separate kitchen. Penthouse D has five bedrooms, five and a half baths, and two private terraces -- one off the living room, one off the primary suite.

The Henry was not the only new development condo on the Upper West Side to succeed last week: A total of $18,075,000 across two deals was signed at 50 West 66th Street, the tallest building in the neighborhood. These included Residence #8D, a five-bedroom unit asking $11,850,000 in the eighth-highest deal of the week.
Further downtown, 520 Fifth Avenue has topped out construction at 1,002 feet high and recorded $15,400,000 across two deals. These include the first penthouse in the building to enter contract: Penthouse 75 was asking $11,950,000. One of seven penthouses in the building, this full-floor unit features three bedrooms, three and a half baths, and a 153-square-foot private terrace off the living room. The entertaining rooms are positioned to make the most of southeast exposures of the Manhattan skyline, including such icons as the Empire State Building and Chrysler Building. These deals brings the building to over 70% sold.
Additionally, the past week was a good one for Hudson Yards. A total of $26,690,000 across three deals was signed at 35 Hudson Yards, the tallest residential building in the mega-development. These included Residence #8001, which was asking $12,100,000 in the sixth most expensive contract of the week. This four-bedroom home enjoys spectacular views of the Hudson River in every room.
Across the complex at 15 Hudson Yards, Penthouse #85B entered contract with a $9,895,000 asking price. This marks a deep reduction from the $12.88 million it was marketed for off floor plans in 2017, but was nevertheless high enough for the tenth most expensive contract of the week. The heart of this home is a massive corner Great Room with views of the Hudson River, the Lower Manhattan skyline, and the Statue of Liberty.
Across the complex at 15 Hudson Yards, Penthouse #85B entered contract with a $9,895,000 asking price. This marks a deep reduction from the $12.88 million it was marketed for off floor plans in 2017, but was nevertheless high enough for the tenth most expensive contract of the week. The heart of this home is a massive corner Great Room with views of the Hudson River, the Lower Manhattan skyline, and the Statue of Liberty.
But for all the success of new development penthouses in soaring new buildings, the top contract by an extremely comfortable margin was for a full-floor unit about halfway up its low-rise building: The sixth floor at 140 Jane Street entered contract with an asking price of $40,500,000. The five-bedroom, four and a half-bath home's floor plan depicts an expansive layout with a spacious living/dining room, a study with wet bar, and a glass-fronted conservatory. The bedrooms are positioned on the opposite end of the home from the entertaining space for optimal privacy and include a primary bedroom with home office, two dressing rooms, and en suite bath. In between, there is a home gym, a private sauna, and a lounge with access to a private balcony.
