September 2023 was one of New York’s rainiest on record; and yet, last weekend saw warnings of “sunny day flooding” due to a combination of strong offshore winds and a full moon during high tide cycles. The city expects that climate change could lead to daily tidal flooding by 2050, but is well prepared for that between new building codes for waterfront buildings and investments in coastal protections.

A prominent example of the latter is the Lower Manhattan Coastal Resiliency Project, which spans the Financial District and Battery Park City coasts to protect these waterfront neighborhoods. The first phase of construction of the Battery Coastal Resilience Project is now underway with full completion anticipated for 2026. This construction could be impacting local property values; CityRealty data shows that condo prices in the Financial District are down 14% year-over-year.
However, it is important to remember that the construction is only temporary and will ultimately be to the benefit of both local residents and New York as a whole. The Battery Coastal Resilience Project will protect the area from rising sea levels and make for a more welcoming experience at The Battery.

Moreover, now could be a good time to get in on bargains: Several Financial District apartments were among approximately 300 sales listings that experienced price reductions from September 17-23, 2024. These included four units at 77 Greenwich Street, a new development condominium near The Battery.

Last week's price reductions also included a Greek Revival townhouse at 179 Sullivan Street. The house dates back to 1835 and has served as The Helen Gould Neighborhood House and headquarters for Washington Square War Veterans. Most recently, it has been configured as five floor-through residential units that have counted filmmaker Steven Conrad, The Sopranos star James Gandolfini, and The OC star Mischa Barton among the residents.

In May 2024, 179 Sullivan Street was listed for $15,775,000 with the options to keep it with all five units or to convert it to a single-family mansion like many of its neighbors. But last week, the price was reduced to $13,750,000.
