When hybrid work arrangements were at their highest, boutique condominiums took shape in stretches of New York beyond the central business districts that allow buyers to get more square footage for their money. But now that more offices have instituted return-to-work policies, some further-flung developments may have started to lose their luster. A case in point is The Diana, a new development condominium in Bedford-Stuyvesant. The building is 80% sold about a year after sales launched, but a full sellout remains stubborn: Five sponsor units have had their prices reduced.

A borough away, even Manhattan buildings are not immune. 75 First Avenue has interiors by Stefano Pasqualetti, floor-to-ceiling windows, high-end appliances and finishes, and a thoughtful amenity package. It also has an address slightly out of the way from most subway lines, which may have been a factor in three sponsor units being reduced.
The apartments at The Diana and 75 First Avenue were among approximately 320 units throughout New York City that experienced price reductions from June 19-26, 2024. A selection of notable listings, as well as a full chart of last week's price cuts, can be seen below. Please be advised that all quoted figures reflect cumulative price cuts as opposed to the most recent reductions.
