Of the many attributes of the duplex penthouse at Central Park Tower that ranked as Manhattan's top sale of 2024, one of the main selling points was the spectacular views of the entirety of Central Park. Such views are always in demand among luxury buyers, and that was especially the case as June 2024 wound down: All of Manhattan's five most expensive sales were located along Central Park with views of New York's backyard.
The top sale took place at the Rosario Candela-designed 2 East 67th Street, where the ninth-floor unit closed for an even $36,000,000. Features include direct elevator entry, high ceilings, Juliet balconies, and dramatic views of Central Park from the living room, dining room, and library. While $13 million below the asking price of $49 million when it was initially listed in May 2022, and $8.5 million below the asking price of $44,500,000 when it entered contract in April 2024, it was nevertheless Manhattan's most expensive co-op sale of 2024 to date.

The Real Deal identified the buyer as private equity executive James Coulter, co-founder of TPG. The seller was not identified, but public records indicate that they bought the apartment for $26 million in 2007. Notable residents past and present have included cosmetics executive Leonard Lauder, Loews Corporation executive Jonathan Tisch, real estate developer David Winter, and former New York Observer publisher Arthur Carter.
The week's top condo sale and second-highest overall took place at the Robert A.M. Stern-designed 15 Central Park West, where Residence #10A sold for $30,000,000 in what appears to have been an off-market deal. The buyer was identified only through an LLC, and the seller through a trust, but public records indicate that the seller bought it from the sponsor for $19,827,618 in March 2008.

The sales at 2 East 67th Street and 15 Central Park West were the highest of the week by a comfortable margin. The third-highest sale, one of only 11 units at Residences at the Ritz Carlton, closed for $14,980,000, the same asking price when it entered contract in October 2023. The buyers, finance executive Martin Cohen and his wife Michele (as per public records), join the ranks of residents past and present like New York Yankee Mickey Mantle, film producer Sidney Kimmel, and casino magnate Steve Wynn (who recently relisted his duplex penthouse for $65 million).
Two blocks away, the 30th-floor Tower Residence at 111 West 57th Street closed for $13,250,000. While it came in slightly below the listing price of $13.75 million when it entered contract in May 2024, it was still good enough for the fourth-highest sale of the week. It occupies a full floor in Manhattan's skinniest skyscraper to look out on unobstructed views of Central Park.
Rounding out the top sales was Residence #12AB, a combination unit at 210 Central Park South that closed for $6,750,000. This post-war cooperative's thunder has been stolen by its super-luxe neighbor 220 Central Park South in recent years, but residents enjoy the same views and proximity to Central Park. The buyer was identified only through a trust, and the listing indicates that it was a sponsor unit that kept them from having to go through a vigorous vetting process.
