The number of listed apartments for sale in the core areas of New York is holding steady at 10,133 condos, co-ops, condops, and townhouses throughout Manhattan, northern Brooklyn, western Queens, and parts of the Bronx. Manhattan's median condo price jumped 2.2 percent from last week to $2,052,059, or $1,684 per square foot. The Manhattan co-op median price, however, continued to slide down to $881,878.
From January 13-19, 280 listings throughout New York City experienced price reductions. Even the most venerable buildings are not immune to market fluctuations, and an example of that can be found at The Lombardy, a magnificent prewar building developed by William Randolph Hearst as a hotel in 1926 and converted to a cooperative in 1956. The building has attracted its share of luminaries over the years, and the neighboring penthouses of composer Richard Rodgers and author Edna Ferber have been combined into a massive full-floor unit with nearly 1,600 square feet of private outdoor space. But in this market, even the combination of a rich history, generous floor plate, and private outdoor space have so far failed to entice. As a result, the price has been reduced by 29.5 percent, or $2.5 million.
