The high point for New York rentals typically comes in late April and May, but things seem to be peaking earlier this year. A report from Douglas Elliman found that Manhattan’s vacancy rate is down to pre-pandemic levels of 1.9%, and that listing inventory is 77% lower than at this time a year ago. In this environment, bidding wars are erupting at all price ranges, and Hal Gavzie, executive manager of leasing at Douglas Elliman, told Crain’s New York Business that rent increases were at the highest levels he’s seen in 20 years.
Some renters might have tried the outer boroughs in the past, but they're proving no escape, especially at a time when, as The New York Times points out, neighborhoods well beyond Midtown are thriving. Brooklyn’s rental inventory is down 83% from this time last year with rents; Queens’ is down 89% from last year; and average rents in both boroughs have gone up.
In this environment, CityRealty listings show 4,677 publicly listed units for rent throughout the boroughs, with the median Manhattan rent coming to $4,510/month. The past seven days saw 80 rental listings with price reductions, as compared to 326 listings where prices went up.
