Nearly two and a half years after initially listing it, Rupert Murdoch's triplex penthouse at One Madison in the Flatiron District has entered contract with a $28.5 million asking price, or $33.5 million below the initial listing price of $62 million. It was listed in March 2022 along with a full-floor three-bedroom in the building Mr. Murdoch lived in while the penthouse was being constructed to his specifications.
The result is an expansive triplex connected by both a private internal elevator and a grand circular staircase, and with 360-degree vistas of the iconic Manhattan skyline and both the East and Hudson Rivers through floor-to-ceiling windows. A double-height Great Room at the heart of the home offers access to a 586-square-foot private terrace. Just off the formal dining room, a gourmet eat-in kitchen with a large center island, endless cabinet and counter space, and top-of-the-line appliances allows for effortless entertaining. The bedrooms are located on separate floors from the living space to allow for optimal privacy. These include a top-floor primary suite with a windowed dressing room and a marble en suite bath with a rain shower and a free-standing soaking tub. While the three-bedroom sold fairly quickly, the penthouse lingered on the market at gradually lower price points and dipped on and off the rental market. Even if the penthouse closes at this price, Mr. Murdoch will still take a loss, having bought it from the developer for $43.01 million in 2014.
As the founder of Fox News, Mr. Murdoch is an extremely polarizing figure, so much so that appraiser Jonathan Miller cited this as a potential factor in a beautifully appointed, centrally located penthouse in an amenity-rich building lingering on the market for as long as it did.
Other competing developments nearby include the Flatiron Building, which is about to be converted to condos; the nearby Madison Square Park Tower outstrips the 642-foot-high One Madison by 177 feet; and new developments like Flatiron House have risen to steal some of the 2011-built building's thunder.
Finally, while the penthouse might have been the height of sophistication when Mr. Murdoch customized it in 2015, penthouses all over the city with higher ceilings, larger floor plates, and ever-more bells and whistles have come on the market since then. And in some taller buildings, units situated below penthouse level but higher than Mr. Murdoch's penthouse enjoy more impressive views.
