The top contract of the past week was 17 East 9th Street, an Italianate-style mansion dating back to the 1850s, located in the heart of the Greenwich Village Historic District, and asking $13,995,000. Olshan Realty's market report notes that this is a $6 million (30%) reduction from when it was listed for $19,995,000 a year ago, and that it is currently configured with commercial space at grade level with six rental units on top. However, there is the potential to convert it to a single-family mansion.
Last week's top apartment contract and second-highest overall took place at 15 Hudson Yards, where Penthouse #86B, a sponsor unit near the top of the building, entered contract with a $12,915,000 ask, or the same price from when it started marketing off floor plans. A few floors down, Penthouse $81B had the third-highest contract of the past week with a $12,740,000 ask. Both penthouses are four-bedroom units with soaring ceilings and spectacular views of the Hudson River.
