As New Yorkers seek solace from the hustle and bustle of city life, private outdoor space has become an essential feature, especially in densely populated districts where open spaces are scarce. While the city boasts stunning parks and many roof decks, nothing compares to having your own slice of sky. Developers of new construction apartment buildings have long noticed the trend and balconies and terraced buildings have been back in a big way.

Instead of prosaic rows of identical terraces running up and down a building's exterior, today's designers are seeking to integrate outdoor space into a building's overall design. Standout buildings include 56 Leonard in Tribeca by Herzog & de Meuron and Aqua Tower in Chicago designed by Studio Gang.
One future tower planned for Lower Manhattan at 232 Broome Street at the northwest corner of Essex Street will also integrate private outdoor spaces to accentuate a distinctive design. Shaped by the growing Brooklyn firm of StudiosC, the slender 16-story tower will extend from within a handsome four-story pre-war building. The developer is listed as Soft Stone Development Group and there will just be 18 residences, likely full and half-floor condos.
