Hendrix House stands out from other new developments for its focus on the hybrid work lifestyle with many of its layouts featuring “home office hot spots." After launching sales over the summer, the building is already 70% sold. Current availabilities start at $1.325 million for one-bedrooms and $1.75 million for two-bedrooms.
Occupancy is anticipated for next year and a recent site visit to the construction site shows that the construction netting is beginning to come down, bringing its sleek facade of curved corners, brick, and metal into view.

Located at 250 East 25th Street, at the southwest corner of Second Avenue, the ground-up building takes its name from Hendrick Kip, a Dutch colonist who arrived in New Amsterdam in 1637 and settled along the East River on an inlet that would eventually be named Kips Bay. Over a century later, a property that once belonged to Hendrick’s brother Jacobus was leased as a quarantine facility for patients with yellow fever. The property later evolved into Bellevue Hospital, one of the medical institutions Kips Bay is well known for in the present day.
Hendrix House is led by the development firm New Empire Corp., whose New York City portfolio includes 208 Delancey Street on the Lower East Side, 14 Second Avenue in the East Village, The Neighborly and the recently launched Radiant in Long Island City, and the newly launched Centric in Woodside, Queens. Designed by DXA Studio, the development emphasizes elegant, bold, and minimalistic interiors tailored for residents seeking clean lines and a relaxed home environment.
All 59 studio to two-bedroom units are reached via smart lock entry, and interiors feature floor-to-ceiling windows, eight-inch plank flooring, abundant closet space, and in-unit laundry. Kitchens come outfitted with pristine marble countertops, white lacquer cabinetry, and integrated appliances by Thermador and Bosch. Primary baths feature custom oak vanities, Bianco Sivec marble walls, and radiant heated flooring. The home office hot spots that brought the building to prominence come outfitted with precision millwork, a built-in shelving system, and a desk with soft-close drawers.
Residents of Hendrix House arrive to a double-height lobby with access to a lounge and courtyard. A spiral staircase leads to a cellar-level coworking lounge and state-of-the-art fitness center with steam room and saunas. The building is topped with a roof terrace equipped with grills, dining areas, and lounge chairs.
Hendrix House is strategically positioned near the proposed Science Park and Research Campus (SPARC) Kips Bay, a $1.6 billion life sciences hub envisioned by the city and state government. The construction contract was announced in September 2024, and the first of two phases of construction is expected to begin in late 2025.
In addition to the hospitals and forthcoming life sciences hub, Hendrix House benefits from close proximity to Baruch College, Madison Square Park, critically acclaimed Gramercy restaurants, supermarkets like Fairway and Trader Joe's, and a robust nightlife scene on Third Avenue. Transportation options include the 23rd Street 6 train and the East 34th Street ferry terminal.
Kips Bay has also attracted attention in recent years amidst a growing scarcity of development sites in adjacent neighborhoods. In January 2023, Manhattan Borough President Mark Levine published a report envisioning rezoning the west side of Second Avenue between East 23rd and East 34th streets, potentially adding up to 942 residential units.
In the meantime, Kips Bay's central location and attainable prices for attractive apartments make it an appealing option for Manhattan buyers. Below, see a selection of recently listed apartments in Kips Bay and Gramercy.
