Jutting 875 feet into the river, the pier hosts 350,000 square feet of office space, a flagship City Winery location, and a newly opened, 800,000-square-foot public park on the rooftop. A food hall curated by the James Beard Foundation, a "public living room" with environmental tech classrooms, and ground-level community space is set to open this fall. Across the street from Pier 57, stirrings of life are returning to the long-stalled site of The XI, the twisting towers designed by Bjarke Ingels Group. Construction topped out in March 2019, but work stalled in the wake of developer HFZ Capital Group's financial woes and then the pandemic. Witkoff Group and Access Industries purchased the project for $900 million in December 2021. More recently, a visit to the site revealed that the new developers brought in a new general contractor, and that completion is now estimated for winter 2024.
When The XI is complete, it will comprise 235 condo units, a 137-room Six Senses Hotel with 45,000 square feet of wellness space (the brand's first resort in the United States), 85,000 square feet of retail space, and a new public plaza. Both the guests and residents will be in a prime position to enjoy the river views; until that finishes, likely sometime next year, some New Yorkers are already fortunate enough to see the water from their bedroom or living room windows.
The listings below are located in thriving neighborhoods, but you may be tempted to stay home with a drink in your hand and enjoy the water views instead. Among them is a penthouse at the Robert A.M. Stern-designed 70 Vestry Street asking $65 million. If this unit fetches the asking price, it will be the most expensive apartment ever sold Downtown (defined here as south of 30th Street), besting the record set by a $59 million sale at The Getty in West Chelsea.
