As May 2024 winds down, CityRealty data shows that average asking prices and inventory are holding relatively steady across all building types month to month. It is against this backdrop that approximately 200 listings experienced price reductions from May 22-28, 2024 -- a number far fewer than in previous weeks, and one that can likely be attributed to the Memorial Day holiday.

Among them was a full-floor Fifth Avenue cooperative once owned by jeweler to the stars Harry Winston, who famously hosted large parties in the expansive space overlooking Central Park. It was initially listed for $39.5 million in fall 2019, and has been on the market ever since. The most recent price reduction brings it down to $25,950,000 -- a large reduction to be sure, but a price still in line with some of Mr. Winston's more elaborate pieces.

A more approachably priced unit with equally verdant vistas can be found further uptown at 99 Morningside Avenue, where a price reduction on Residence #7B brings it down to $2,195,000. While every room enjoys views of Morningside Park, it must be noted that this is a result of a layout that comes across as a modern take on a railroad apartment. If the apartment sells for this reduced price, the owner will take a loss on it, having bought it for $2,650,750 in 2021 (as per public records).
