From August 27 - September 2, 2024, approximately 110 condos, co-ops, condops, and townhouses throughout New York City experienced price reductions. Among them was the Upper West Side home of Academy and Tony Award-nominated actor Liam Neeson at Park Millennium. In February 2024, Mr. Neeson listed the apartment for $12.75 million, a price that Crain's New York Business notes would have set a new record for the tower. However, after more than six months on the market, the price has been reduced to $10,750,000.

While this reduced price puts the apartment out of the running for Park Millennium's record, it is still 2.75 times more than the $3.9 million Mr. Neeson and late wife Natasha Richardson paid for it in 1999, when they bought the Lincoln Center-adjacent condo from the developer. He listed it because he is spending more time at his upstate mansion.
Also of note last week, director Baz Luhrmann and his wife, Academy Award-winning costume and production designer Catherine Martin, reduced the price of their Gramercy townhouse at 243 East 17th Street. The power couple wasted no time putting their distinct stamp on the property and seemed eager to live there, but the pandemic-induced lockdown kept them in Australia until after their children reached college age, leaving them in need of a home better suited for empty nesters. They listed it for $19,999,500 in March 2022; since then, it has been on and off the sales and rental markets alike. The most recent price reduction brings it down to $14,995,000.

Further uptown, the Sanford White-designed mansion at 127 East 73rd Street also experienced a price reduction. Mr. White built the house for illustrator Charles Dana Gibson of "Gibson girl" fame, and Mr. Gibson and his wife, Irene Langhorne, lived there until 1942. Following Mr. Gibson's death, it served as the home of the American-Scandinavian Foundation for years before being restored to a single-family home in 1999 (h/t Daytonian in Manhattan).

Over 120 years after the house was built, original details like Doric columns, a mansard roof, quarter-sawn oak paneling, and wood-burning fireplaces with carved mantles remain beautifully maintained. Meanwhile, modern amenities include a kitchen with large pantry, a half-floor primary suite with dressing room and walk-in closet, a primary bath with double steam shower and soaking tub, a wood-paneled half-basketball court, a media lounge, a home gym, and a temperature-controlled wine cellar.

Finance executive Thomas Montag bought the townhouse from Seattle Coffee Company founder John Hunt for $32.5 million in 2008 (h/t Observer) and listed it for $36 million in April 2024. However, last week's price cut brings it down to $31,000,000 and sets him up to take a loss on it.
