When a condo component was added to The Plaza in 2008, luxury buyers were able to live out Eloise fantasies while enjoying access to the hotel's amenities, restaurants, and services. Another great perk is its Fifth Avenue address. Not only is it located in excellent proximity to Columbus Circle, Carnegie Hall, the Paris Theater, fine dining, and designer shopping, but it is also across from Central Park's Grand Army Plaza.

This central address naturally makes for a bustling environment, and it has gotten less peaceful in recent times: Following the successful restoration of Grand Army Plaza North in 2015, restoration of the Grand Army Plaza South is in progress. The project involves planting new trees, repairing and restoring deteriorating pavements, and updating the mechanicals of the landmarked Pulitzer Fountain. A facade restoration of the landmarked Plaza is also underway.

The restoration of Grand Army Plaza South will make for a beautiful Central Park experience for years to come. But in the immediate term, three listings at The Plaza were among approximately 300 sales listings that experienced price reductions from September 10-16, 2024.

Also of note last week, two co-founders of the Tribeca Film Festival relisted their apartment at The Dakota for a lower price than ever. The New York Post reports that the former couple, producer Jane Rosenthal and entrepreneur Craig Hatkoff, assembled the 6,000-square-foot apartment on the eighth floor by combining a number of apartments into one large home with high ceilings, coved ceilings, arched entries, four exposures, and what is said to be the most Central Park frontage of any unit in the building. It was initially listed for $39 million in 2016, and was relisted for $20 million in 2023. It has most recently returned with an asking price of $19,000,000.
