From October 15-21, 2024, over 300 condos, co-ops, condops, and townhouses throughout New York experienced price reductions. Among them was the limestone mansion at 15 East 63rd Street. The house dates back to the Gilded Age, when it was built for financier and philanthropist Elias Asiel, but has gained notoriety in recent years for its connection to fashion designer Oleg Cassini, who is best known for dressing Jacqueline Kennedy during her term as First Lady of the United States.
15 East 63rd Street was known as "the House of Cassini" (h/t Vanity Fair), possibly because Mr. Cassini's design studio was located in the atrium of the building. However, he did not own it; the names on the deed are those Marianne Nestor Cassini, his wife from 1971 until his death in 2006, and her sister Peggy Nestor. When the sisters bought the townhouse in 1984, it was a seven-unit rental. They planned to convert it to a single-family mansion, but acclaimed interior designer Thomas Britt refused to give up his rent-stabilized apartment in the building.

Mr. Britt moved out of the townhouse in March 2018, but the saga isn't over. One of the house's mortgage lenders filed a foreclosure action in June 2019, but Peggy Nestor filed for bankruptcy a day before the scheduled sale of the townhouse. All this has played out alongside an estate dispute with Mr. Cassini's daughter Christina.

The sale of the townhouse is included in Ms. Nestor's bankruptcy plan; as such, the listing notes that "sale is subject to court approval." It was listed for $65 million in March 2024, but has gradually decreased in price since August 2024. The most recent reduction brings it down to $49,500,000.

A borough away, three units at 462 St. Mark's Avenue experienced price reductions. The 19-unit boutique condominium launched sales earlier this fall and offers such perks as oversized windows, multiple exposures in every unit, a double-height lobby, a fitness center, a lounge, a roof terrace, and an address at the nexus of Prospect Heights and Crown Heights. However, it took shape in a crowded market that shows no sign of slowing down, and the prices may have been cut to help it stand out.
