Great NYC Apartment Buildings: 497 Greenwich Street vs. 48 Bond Street
In honor of Women’s History Month: Two of downtown Manhattan’s best modern residences designed by celebrated and talented female architects.
48 Bond Street
48 Bond Street, designed by Deborah Berke of Deborah Berke Partners (Berke is also known for designing the interiors at the Upper West Side Laureate condominium), shares one of the city’s most architecturally notable blocks with residential icons like 25 and 40 Bond Street. This vibrant NoHo area has become a veritable “architecture alley” in addition to being one of the city’s top shopping, dining and cultural destinations. Built in 2007, the sleek, black 11-story condominium building is fronted by a dark granite and zinc façade and offers residents a 60-foot saltwater lap pool, a fitness center and a concierge. Apartments have 10-foot ceilings and there are only two apartments on each floor. Currently on the market at this intimately-scaled residence is a 1,551-square-foot two-bedroom apartment for $2.895 million. Apartment #3B offers a built-in home office, a custom dressing area and plenty of closet space along with digital climate control and a chef’s kitchen.
Bottom line: This sophisticated showcase of 21st century design is a perfect fit for one of the city’s hottest destination neighborhoods; sleek and restrained on the outside, its apartments have been thoughtfully designed to provide the highest level of comfort and convenience for everyday life.
The Greenwich Street Project at 497 Greenwich Street
This stunning residence in an enviable spot between SoHo, TriBeCa and Hudson River Park was designed by Dutch-trained architect Winka Dubbeldam (her firm is ARCHI-TECTONICS), who created a three-dimensional façade of vertically-pleated and horizontally-angled glass and cantilevered balconies in order to integrate the new structure with the original landmarked 6-story brick loft building beneath it. The 24-unit residence offers a guest suite, a state-of-the-art fitness center, an endless swimming pool, a screening room and a 24-hour concierge. Ms. Dubbeldam is also known for the architecturally notable V33 at 31-33 Vestry Street in TriBeCa. On the market at 497 Greenwich Street for $4.250 million is #5A, a spacious 2,776-square-foot two-bedroom (plus home office) apartment with a balcony and river views through a wall of sculpted glass.
Bottom line: This architect’s dream project integrates classic New York City architecture with innovative design to create luxurious new homes on a quiet residential street in the heart of prime downtown Manhattan.
