The combination of amenities and location found in Manhattan condo living hit a sweet spot for seniors.

The focus on families in New York residential buildings is a familiar one. But developers are finding that perks that appeal to over 55+ buyers are heading to the top of the checklist for lifestyle-oriented condos. Older adults are more than ready to take advantage of amenities like on-site fitness centers, concierge service, spa and social centers. And empty-nesters with more time to spend—and a bit of cash—want to be back in the city where the action is, near the theater, restaurants and, possibly, their families.

Organizations like SeniorNet are working with co-op and condo developments to make seniors feel at home with technology in modern buildings by holding on-site classes and helping residents learn how to get wired.

New York is among the most appealing cities, according to Empty Nest magazine, to those free from student loans, afterschool activities and child care. A stroll in a nearby park whenever the mood hits, being able to call someone when a faucet leaks or an air-conditioner breaks, and having pretty much everything you need delivered on demand make purchasing a condo—and being an urban empty-nester—a very attractive option.
