Carter’s Review

"This red-brick, mid-block, apartment building has a three-story limestone base with a canopied entrance with a revolving door. It was erected in 1925 and converted to a cooperative in 1983.

It has a concierge and a nice marble lobby, but no balconies, no sidewalk landscaping, no health club and no garage. It has a three-story, rusticated limestone base and its top three stories are also faced with limestone."

Broker & Buyer Comments

This "storied" mid-rise co-op, once the "glamorous" Fairfield Hotel, boasts an "illustrious past" as home to Hollywood star Barbara Stanwyck. Now a "well-maintained" residential building offering "prime Upper West Side living" with a concierge, bike room and laundry facilities. "Perfectly positioned" steps from Central Park and major subway lines (B/C/1/2), while surrounded by an "impressive array" of dining options from "casual cafes to upscale Italian." Building maintains "traditional co-op policies" with reasonable sublet allowances and financing options.

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
