Overview of Bleecker Court at 77 Bleecker Street

Bleecker Court, is a cooperative at 77 Bleecker Street, is ideally located in the heart of NoHo, close to Soho, Nolita, the East Village, and Greenwich Village. The building blends historic charm with modern amenities, including 24-hour doorman service, a live-in superintendent, basement storage, bike rooms, and a laundry room. Pets, pied-à-terres, co-purchasing, and in-unit washer/dryers are welcome.

This building, a blend of old and new architecture, fronts both Mercer Street and Broadway, in one of Manhattan's most dynamic areas. Lower Broadway, from Grace Episcopal Church to Canal Street, is rich in early 20th-century architecture. The revitalization of SoHo and NoHo in the late 1970s, along with NYU's expansion around Washington Square Park, has breathed new life into this historic district. In 1981, several older loft buildings were combined with a new 14-story addition, designed by Avinash K. Malhotra, to create this vibrant cooperative of 242 apartments. The building is ideally located near the bustling activity of Bleecker Street and Washington Square Park.

Carter’s Review

"This building, which combines old and new architecture, fronts on Mercer Street and Broadway. One of the most dynamic and interesting areas of Manhattan is Lower Broadway between the Grace Episcopal Church, where Broadway begins its angle path to the north, and Canal Street.Architecturally, this is one of the richest areas in the city, full of fascinating commercial buildings from the turn of the 20th Century and earlier. The expansion of New York University, which is clustered around Washington Square Park, and the renaissance, beginning in the late 1970's, of the SoHo and NoHo districts, both full of art galleries, boutiques and many restaurants, has revitalized this wonderful section of the city that had been relatively dormant for decades. In 1981 several older loft buildings were combined with a new 14-story building to create this project, which was converted to a cooperative in 1984. Avinash K. Malhotra was the architect. It has 242 apartments and is in the midst of this area's great bustling activity where pedestrian traffic is very high. Bleecker Street is one of the major eastbound cross-streets of Greenwich Village and a local subway station is close to this building.Washington Square Park is a few blocks away to the north and west."

Broker & Buyer Comments

This "prime" prewar residence where "Greenwich Village meets SoHo" offers "full-service living" with a "never-assessed" financial history. The 12-story building boasts "conveniences on every floor" including laundry facilities, while a "viewing courtyard" adds architectural charm. "Excellent amenities" include doorman service, bike storage, and both common and private storage options. "Unbeatable transportation access" with multiple subway lines "steps away" makes this "perfectly positioned" building a "commuter's dream." A "well-maintained" building with a "professional vibe" that's "steps from Washington Square Park."
