As CityRealty data shows, Manhattan inventory continues to climb as potential buyers navigate high interest rates and sellers are hesitant to bring prices in line with market realities. Since the start of spring 2024, the number of active Manhattan apartment listings has spiked 17.1%, jumping from 5,964 listings on March 21 to 6,986 listings as of early June. The overall median asking price has softened much however, down by less than one percent compared to the start of spring.

It is against this backdrop that nearly 500 condos, co-ops, condops, and townhouses throughout New York City experienced price reductions from May 28 to June 3, or more than double the number from the week before. A selection of notable listings may be seen below along with a full chart of price cuts. Please be advised that all quoted figures reflect cumulative price cuts as opposed to the most recent reductions.
