Most of us spent the past year wondering what effect the tumultuous events would have on the real estate market, and some data has emerged. According to CityRealty data (see below), the average closing price per square foot paid for a residential condo in Manhattan has fallen 8% since February 2020. In the same time period (February 2020 - February 2021), the average price paid for a condo fell 7%, while the average price paid for a co-op fell 21%. Meanwhile, there were 23% fewer condo sales recorded in February 2021 compared with February 2020. Co-op sales volume was down 18% in the same time period.
However, the past few weeks have seen a strong number of contract signings. This signifies brighter days ahead, but prices still appear to be inching downward.
